What Is Rising Damp?

A Measured, Evidence-Based Explanation from Heritage Surveyors

Before we delve into the debate that surrounds rising damp, it is essential to establish what rising damp actually is and why it matters, especially in older and traditionally constructed buildings.

At Smith Heritage Surveyors, we frequently investigate moisture in solid-walled buildings — including period and listed properties — and we approach each case by first understanding the principles of moisture movement and recognised conservation practice. In many cases, what is commonly labelled “rising damp” is either misdiagnosed or oversimplified, leading to unnecessary, inappropriate or even damaging interventions if not carefully assessed. 

What Rising Damp Is

Rising damp refers to moisture from the ground moving upward through a wall or floor by capillary action in porous materials such as brick, stone and mortar. This occurs because these materials absorb liquid water, pulling it upwards through tiny pore spaces, much like water rises through a sponge. 

In a theoretical sense, capillary action is real and based on physical principles. In practice, however, moisture behaviour in buildings is far more complex than a simple upward flow, and genuine rising damp — as defined by visible, sustained groundwater movement with salt deposition and moisture consistent with upward moisture transfer — is far less common than often supposed.

The Conservation Perspective: Why Rising Damp Is Often Overstated

Various heritage organisations make clear that moisture problems in old buildings are frequently misunderstood and misdiagnosed. Historic England and SPAB emphasise that traditional solid walls are permeable and were originally built to allow moisture absorption and evaporation as part of their normal hygrothermal behaviour.

The SPAB emphasises that while rising damp — moisture rising from the ground by capillarity — can occur, it is rarer than commonly thought and often mistaken for other issues such as rainwater penetration, condensation, bridging of ground levels, or trapped moisture due to modern alterations. 

Historic England and RICS have also collaborated to publish a Joint Position Statement that outlines best practice for investigating moisture in traditional buildings, and stresses that diagnosing damp requires careful, evidence-based investigation rather than assumptions based on meter readings or visual patterns alone. 

Why Misdiagnosis Happens

Damp can have several sources:

  • Rainwater penetration through defective gutters or roofs

  • Condensation due to high humidity and poor ventilation

  • Moisture bridging where ground levels or paving allow water contact above damp proof courses

  • Trapped moisture resulting from modern, impermeable materials such as cement plasters or tanking

These issues can produce visual signs often interpreted as rising damp, such as staining, salt efflorescence or plaster blistering. Without a holistic diagnosis considering how moisture moves through the building fabric, observers may incorrectly attribute these signs to “rising damp,” even though the cause is different. 

What Proper Diagnosis Looks Like

Best practice — aligned with the joint guidance from Historic England, RICS and other institutions — requires that damp investigations consider:

  • The construction and materials of walls and floors

  • How moisture is entering and moving through those materials

  • Whether salt deposits correspond to actual groundwater movement

  • The influence of modern alterations that may restrict breathability

  • Environmental and ventilation factors

This method follows established diagnostic principles and avoids reliance on single indicators like moisture meters, which are known to be unreliable by themselves in old buildings. 

Rising Damp in Context: Traditional Buildings and Breathability

Traditional materials such as lime mortars, plasters and breathable masonry were designed to absorb and dissipate moisture through evaporation — a process heritage professionals refer to as “breathing.” 

When these materials are replaced or overlaid with modern, impermeable products like cement render or plastic paints, moisture can become trapped. This trapped moisture is often misinterpreted as rising damp, but the underlying issue is a disruption of the natural moisture balance — not capillary rise alone.

What We See in Real Cases

In our experience with older and listed buildings:

  • Moisture problems often relate to rainwater leaks, blocked drainage, altered ground levels or lack of ventilation rather than pure rising damp.

  • Genuine rising damp — confirmed by consistent moisture patterns, salt profiles and absence of other causes — is rare.

  • Inappropriate damp-proofing treatments can hinder vapour movement and worsen moisture retention.

This aligns with recognised conservation guidance which cautions against indiscriminate fixing without evidence of causation.

Treatment Principles: Heritage-Sensitive Approach

If moisture is confirmed to be rising from the ground, heritage and conservation guidance recommends the least invasive and most vapour-permeable solution possible, such as:

  • Addressing capillary bridges from soil, paving or poorly graded ground

  • Ensuring adequate drainage and ventilation

  • Retaining or returning to breathable finishes like lime plaster or limewash

Conversely, retrospective installation of impermeable barriers — including solid damp-proof courses, tanking and sealants — is widely cautioned against for traditional buildings because it can trap moisture and disrupt breathable moisture movement. 

Final Perspective: Measured Understanding Over Misconception

Rising damp, in principle, exists as a physical mechanism — but in practice it is often overstated, frequently misdiagnosed, and too easily used as a catch-all explanation for visible moisture problems. This is particularly true in older and traditionally built buildings, where moisture behaviour is influenced by the permeability of materials, historic construction methods, environmental conditions and the way modern alterations have affected breathability. 

A meaningful diagnosis requires experience, evidence, and an understanding of both moisture behaviour and traditional construction. Inappropriate treatments not only fail to resolve the underlying cause but can also damage fabric, trap moisture and accelerate decay.
